"Why before? My offer may not even be accepted." True. But, with so many homes being sold "as is" you have fewer options. If it is a house you really are serious about and are going to make a fair offer on, you could gain so much information from the pre-inspection.&lt;br /&gt;&lt;br /&gt;Lets say you find a house for $180,000. It is a foreclosure. It comps out at about $180,000 to $185,000. You've read that the foreclosure market is moving pretty fast and that many properties are getting multiple offers and are going for more than asking. You've done your own visual inspection and you've looked around and can't see anything out of the ordinary. You love the house, the neighborhood and it's proximity to your job. You decide to offer $175,000. Your offer is accepted. After you sign the bank's "AS- IS" addendum you then proceed to the inspection period.&lt;br /&gt;&lt;br /&gt;During the inspection the inspector finds dry rot, water damage from a small leak under the hall bathroom, and several electrical issues. Let's just say that you estimate the cost to repair everything at $4,000. You are in an "AS -IS" situation which limits your options. Generally speaking, you can either move forward and close the transaction knowing that you are responsible for the problems or cancel the contract during the inspection period based on your findings. You would get your earnest money back and off you go to look for another house.&lt;br /&gt;&lt;br /&gt;Here is the reason for a pre-inspection. Simply put, with this knowledge you can now write your offer based on the inspection and what it would cost to remedy the problems. So now you put in an offer of $168,000. It gets accepted and the seller is essentially paying for the repairs even though it is being sold "AS -IS."&lt;br /&gt;&lt;br /&gt;This may not always be that easy because the utilities may not even be on. If and when it is possible, you can make a more financially sound offer and there will be no surprises. It is approximately one square mile in size. As far as subdivisions go, that is pretty massive. There are only about five other subdivisions in Gilbert that are that large. It borders four major streets: Elliot, Warner, Val Vista and Greenfield. There are seven entry/exits. You can get to it from all the major streets that it borders.&lt;br /&gt;&lt;br /&gt;Inside Finley Farms is of course &lt;a href="http://www.gilbert.k12.az.us/schoolpgs/finley/finleyinfo.php"&gt;Finley Farms Elem. School&lt;/a&gt;. This school is commonly know as a "walk up" school. Many of the students walk from home to school because the school is right in the neighborhood. If you live in the subdivision, no major streets have to be crossed to get to Elementary School. That is not the case for Junior High and High School, but by then the kids are older and hopefully more responsible.&lt;br /&gt;&lt;br /&gt;There are plenty of parks, open areas and trails for biking and walking. It is large but not too large. These homes began being built in 1995. Finley Farms has approximately 1,200 single family homes. Like most subdivisions, there is most likely a home to suit your needs. When I am there, I definitely feel a sense of neighborhood. The school is there, the parks are there, the softball fields are there. Finley Farms could definitely be for you. Looking at June 1st through June 20th we see some similarities and some differences.  We can also see what we already knew, prices up and then down and price per square foot up and then down.  You can see we are not back to the 2004 stats that some are saying.  In other words, we haven't lost everything that we had gained since 2004.  As always, this is just a snapshot and these are just averages, but it is interesting to see this over a five year period. What are you looking for?"&lt;br /&gt;Them, "Well, I'm in &lt;a href="http://en.wikipedia.org/wiki/California"&gt;California&lt;/a&gt; and I have another agent chasing down properties for me but I thought you could help me too."&lt;br /&gt;Me, "I'm not sure why you are calling me."&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Person #2:&lt;/strong&gt;&lt;br /&gt;Them, "Hi, I found your &lt;a href="http://www.blogger.com/www.thevalleyhomehunter.com"&gt;website&lt;/a&gt; and there are two homes that I would like to see."&lt;br /&gt;Me, "Sure, no problem!  Do you have a &lt;a href="http://www.aaronline.com/documents/buybrok_new.pdf"&gt;buyer broker agreement &lt;/a&gt;with another agent?"&lt;br /&gt;Them, "Yes, but he is busy and can't show me those homes. We do have an offer in on one and are waiting for a response."&lt;br /&gt;Me, "You need to have them show you the homes you are interested in."&lt;br /&gt;Them, "I just thought you might be able to show them to me since my agent is not able to."&lt;br /&gt;Me, "Not without a buyer broker agreement.  You already have one with another agent."&lt;br /&gt;&lt;br /&gt;Pick an &lt;a href="http://www.blogger.com/www.thevalleyhomehunter.com"&gt;agent&lt;/a&gt; that you feel comfortable with.  Stick with them.  They (I) can give you all the information you need about any listed property.  Most agents can do &lt;a href="http://www.thevalleyhomehunter.com/Free_Market_Analysis/page_1614774.html"&gt;Comparative Market Analysis&lt;/a&gt; (CMA's), and many will set up an &lt;a href="http://www.thevalleyhomehunter.com/Hot_New_Listings/page_1614773.html"&gt;automatic listing notifier &lt;/a&gt;so that you get newly listed homes sent right to you.  You can begin to build a relationship with your chosen agent whether by phone or email so that when you meet in person, there is a comfort level.  As you get to know each other better, your agent will be able to understand what it is you are looking for.  No need to dodge and duck your agent when they call to check in on you or to see if you are getting all the information you need.  Ultimately, if you don't want to talk to the said agent or communicate with them, they will leave you alone. &lt;br /&gt;&lt;br /&gt;The more honest you are about your intentions, the more beneficial an agent can be.  Remember, a buyer's agent generally cost you nothing to use.  It is never wise to use the listing agent who will be handling both sides of the transaction.  You need someone on your side to look after your best interests.  A good buyer's agent is not thinking, "let's hurry up and get this closed." You'll have to get board approval and for any improvements, you need to check with the city to see if a permit is needed.&lt;br /&gt;&lt;br /&gt;HOA Rules and Regulations: they govern the use of common areas as well as certain aspects of the home.&lt;br /&gt;&lt;br /&gt;Financial health of the HOA: there must be enough reserves to pay for the repairs and maintenance of the common areas. This is becoming an issue has home foreclosures goes up.&lt;br /&gt;&lt;br /&gt;CC &amp;amp; R’s violations: any violations must be addressed prior to close of escrow so that the new buyers are not liable.&lt;br /&gt;&lt;br /&gt;Rental restrictions: some HOA’s restrict rentals or require approval of the tenants.&lt;br /&gt;&lt;br /&gt;Management companies: some HOAs are managed by management companies and some are not. Just the other day it was $3.999 per gallon. Well, $4.05 is looking good now. Quick trip had their gas at $4.15 per gallon for regular unleaded. I noticed these prices within afew minutes and a few miles.  I checked &lt;a href="http://gasprices.mapquest.com/index.jsp"&gt;mapquest&lt;/a&gt; for their price finder and saw that the lowest price in Gilbert was $3.96 and the highest was $4.16. That is true in real estate also. You pull up to house and it doesn't look so great on the outside, but you decide to go in anyway since you are there. You go inside and wow, it's just what you were looking for. The opposite is true also.&lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;Sometimes you will see things that you didn't know were there after weeks, months or years. That just happened to me. I knew we had a Purple Plum tree, but didn't think of it as a "fruit" tree because I never saw fruit. Until recently, it never thought of it as a fruit tree. Now it does.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;A few days later I discovered in our backyard that a certain "bush" is in fact a lime..... tree? It looks like a bush but there are limes on it. I never thought about it as fruit bearing. &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;I'm pleasantly surprised by both; more with the limes. Maybe you have some hidden treasures that you haven't noticed. The idea was to have a true neighborhood where people know each other and interacted and didn't just close the garage door and go inside. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Since Agritopia was built on the Johnston's family farm, there is certain homage that is being paid to the farming lifestyle. The crops on the remaining farmland is used to supply Joe's Farm Grill with fresh produce used daily in it's food. There is also the Coffee Shop next to the Farm Grill. Both are within walking distance from Agritopia. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Agritopia has several parks and a community pool. This year some of the residents even put on a Triathlon. Swimming, biking and running throughout the community sounds like fun to me. The trees lining Craftsman Lane and will look more and more beautiful as they grow. When working with people attempting to buy a home, my main goal is to educate them on the process.  However, just as important is making the buyers feel comfortable with everything that goes into the process. &lt;br /&gt;&lt;br /&gt;Some time back, I was working with a gentleman and we found a house that he was very interested in.  He told me as we were leaving that he thought he wanted to make an offer.  I was really excited because we had been going out the past three Sunday's looking.  As I always do, I said to him that we needed to drive around the neighborhood a little more an get a better feel.  We did, and he did not like the two adjacent trailer parks.  He was concerned about potential problems for his son living so close to them. &lt;strong&gt;&lt;em&gt;His concerns, not mine as I only endeavored for him to see the surrounding area.&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;He had the usual concerns and apprehensions. "I want to think things over",  "Let me see what happens" etc.  So we didn't look for a few weeks.  And it happened; he then called me and said that he was just looking at model homes one day and saw one he liked and decided to buy it.  Of course, since I did not take him on the first visit, I could not represent him and therefore collect professional fees.  I was out a fair chunk of change with all the gas and food while we were house hunting.  Not to mention all the time put in for research, scheduling, etc. &lt;br /&gt;&lt;br /&gt;He really appreciated me showing him all those homes.  It was so nice of me.&lt;br /&gt;&lt;br /&gt;What would have happened if we had moved forward and he didn't like the area and after a few weeks or months he felt like he made a huge mistake and was angry with me?  I would have felt horrible.  I want people to feel comfortable with their purchase and be excited, not remorseful.&lt;br /&gt;&lt;br /&gt;So I don't regret driving around to get a better look.  And I'm glad we didn't write an offer right there even though I didn't get paid. &lt;br /&gt;&lt;br /&gt;If you want to buy a new home, you'll want your own representation. Over the last few years, we have tried hard to make sure our flag is out on flag flying days. It is not up to me to judge why so many people do not fly their flag. I know it means more to some than to others. To some it is just a day off from work. In the post 9-11 world that America is in, I think more about the little things. I think more about our freedom and the rights we have because of those who have served our country in peacetime and in war time. Past and present. Not just the soldiers, but we must not forget many other "arms of freedom." The FBI, CIA, police, fire and rescue and the EMT's who are first responders and all who are ready at a moments notice.&lt;br /&gt;&lt;/div&gt;&lt;div&gt;I have relatives who have served in WWII, Vietnam and peace keeping. I am more directly affected now because of three 1st cousins. One has just been honorably discharged from the Marine Corp (Two tours in Afghanistan). Two are still active, one a scout in the Army (three tours in Iraq), the other is a Texas State Trooper. Andy Joe, Cory, and Pryor I am very proud of you. How refreshing to go from 108 degrees in late May to &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;beautiful&lt;/span&gt; clouds and thunderstorms. It does rain in the desert, it does get cold in the desert and you will be in awe of the desert. &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;The average rainfall in the Phoenix area is 7 to 8 inches. I think our house got 1 to 2 inches in the last two days. I've heard &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;people&lt;/span&gt; over the years say that they love the four seasons and watching the leaves change colors. We have changing seasons here; hot season and the other season. The "other season" is what draws so many people here. Seventy degree weather in the winter time. After week three, I noticed that I was not hurting as much and feeling more in shape. But, you also need to know what the buyers are looking for. The chart below shows that in Gilbert, percentage wise, the majority of buyers are looking for homes under $200,000. Twenty eight percent are looking in this price range. The next highest price range is between $200,000 and $300,000 where we see 18% looking. If you look at sheer numbers, 174 real buyers are looking between $200,000 and $300,000. What does this have to do with pricing a home for sale? Look at it like this, let's say that you want to ask $305,000 but with 123 more buyers in the $200,000 to $300,000 price range than the $300,000 to $400,000 price range, you decide it is best to ask less than $300,000. This way you hope to maximize your position with correct pricing and more buyers looking in that range.&lt;/div&gt;&lt;div align="left"&gt;&lt;br /&gt;(Each number in the pending listing column represents a real buyer. The home owner must take the agent's advice and price it right and have it looking great.  One often overlooked aspect is the showing availability.  If the agent has to make an appointment 48 hours or even 24 hours out, they may not show the home.
