Get a Home Inspection Before You Make an Offer

With all the foreclosures and short sales for sale these days I have decided to start advising my clients to have a home inspection before they make an offer on these types of properties. "Why before? My offer may not even be accepted." True. But, with so many homes being sold "as is" you have fewer options. If it is a house you really are serious about and are going to make a fair offer on, you could gain so much information from the pre-inspection.

Lets say you find a house for $180,000. It is a foreclosure. It comps out at about $180,000 to $185,000. You've read that the foreclosure market is moving pretty fast and that many properties are getting multiple offers and are going for more than asking. You've done your own visual inspection and you've looked around and can't see anything out of the ordinary. You love the house, the neighborhood and it's proximity to your job. You decide to offer $175,000. Your offer is accepted. After you sign the bank's "AS- IS" addendum you then proceed to the inspection period.

During the inspection the inspector finds dry rot, water damage from a small leak under the hall bathroom, and several electrical issues. Let's just say that you estimate the cost to repair everything at $4,000. You are in an "AS -IS" situation which limits your options. Generally speaking, you can either move forward and close the transaction knowing that you are responsible for the problems or cancel the contract during the inspection period based on your findings. You would get your earnest money back and off you go to look for another house.

Here is the reason for a pre-inspection. Simply put, with this knowledge you can now write your offer based on the inspection and what it would cost to remedy the problems. So now you put in an offer of $168,000. It gets accepted and the seller is essentially paying for the repairs even though it is being sold "AS -IS."

This may not always be that easy because the utilities may not even be on. If and when it is possible, you can make a more financially sound offer and there will be no surprises. Even if you don't get a pre-inspection, it is super important to get one during the 10 day inspection period.

Do You Trust Realtors ?

I was reading Teresa Boardman's St. Paul Real Estate Blog and she nailed it with this post. Great points and also great comments. You get both sides.

By the way, when I get asked if it is a great time to buy, my general answer is a list of questions:

1. Do you need to buy?
2. Do you want to buy?
3. Are you able to buy?
4. Can you afford to buy?
5. Do you understand that values may still fall?

Whether or not it is "a great time to buy!", there are some great buys to be had. But I guess only if some of the above questions are relevant to you.

Do You Have a Pool Barrier?

It is swimming season and you've got to watch your kids around the pool. Pool barriers should never be used as an excuse to not watch your kids closely. If the gate is open, it does no good. You've heard, "watch your kids around the pool." That doesn't say enough. If you have kids and if you have a pool, you simply watch your kids, you don't just watch them around the pool.

They may be able to open the gate or learn to climb over. Many times when there is a drowning, you hear the parent say that they just went inside or looked away for a minute. It always sounds like an excuse.

Arizona has a pool barrier law. Each municipality can adopt there own standards as long as they meet or exceed the state standard.

Finley Farms in Gilbert AZ

Finley Farms is a large subdivision in Gilbert AZ. It is approximately one square mile in size. As far as subdivisions go, that is pretty massive. There are only about five other subdivisions in Gilbert that are that large. It borders four major streets: Elliot, Warner, Val Vista and Greenfield. There are seven entry/exits. You can get to it from all the major streets that it borders.

Inside Finley Farms is of course Finley Farms Elem. School. This school is commonly know as a "walk up" school. Many of the students walk from home to school because the school is right in the neighborhood. If you live in the subdivision, no major streets have to be crossed to get to Elementary School. That is not the case for Junior High and High School, but by then the kids are older and hopefully more responsible.

There are plenty of parks, open areas and trails for biking and walking. It is large but not too large. These homes began being built in 1995. Finley Farms has approximately 1,200 single family homes. Like most subdivisions, there is most likely a home to suit your needs. When I am there, I definitely feel a sense of neighborhood. The school is there, the parks are there, the softball fields are there. Finley Farms could definitely be for you. A Five Year Gilbert AZ Snapshot

For this snapshot I decided to look at the same time periods from 2004 through 2008. Looking at June 1st through June 20th we see some similarities and some differences. We can also see what we already knew, prices up and then down and price per square foot up and then down. You can see we are not back to the 2004 stats that some are saying. In other words, we haven't lost everything that we had gained since 2004. As always, this is just a snapshot and these are just averages, but it is interesting to see this over a five year period. Use this information however you like and if you need more specific statistics, just let me know.

Stop Jumping Around!

Lately I've been getting people who are "jump around home hunters." I just made that up!

Person #1:
Them, "Can you help me find a house in Gilbert?"
Me, "Sure. What are you looking for?"
Them, "Well, I'm in California and I have another agent chasing down properties for me but I thought you could help me too."
Me, "I'm not sure why you are calling me."

Person #2:
Them, "Hi, I found your website and there are two homes that I would like to see."
Me, "Sure, no problem! Do you have a buyer broker agreement with another agent?"
Them, "Yes, but he is busy and can't show me those homes. We do have an offer in on one and are waiting for a response."
Me, "You need to have them show you the homes you are interested in."
Them, "I just thought you might be able to show them to me since my agent is not able to."
Me, "Not without a buyer broker agreement. You already have one with another agent."

Pick an agent that you feel comfortable with. Stick with them. They (I) can give you all the information you need about any listed property. Most agents can do Comparative Market Analysis (CMA's), and many will set up an automatic listing notifier so that you get newly listed homes sent right to you. You can begin to build a relationship with your chosen agent whether by phone or email so that when you meet in person, there is a comfort level. As you get to know each other better, your agent will be able to understand what it is you are looking for. No need to dodge and duck your agent when they call to check in on you or to see if you are getting all the information you need. Ultimately, if you don't want to talk to the said agent or communicate with them, they will leave you alone.

The more honest you are about your intentions, the more beneficial an agent can be. Remember, a buyer's agent generally cost you nothing to use. It is never wise to use the listing agent who will be handling both sides of the transaction. You need someone on your side to look after your best interests. A good buyer's agent is not thinking, "let's hurry up and get this closed." They are thinking, "How can we best serve our client so that they are happy and feel comfortable with their purchase."

Whether you select me to handle your transaction or someone else, you will get better information and you will not waste other agents time if you just stick with one person or one team.

The Riparian Preserve at Water Ranch

One can't miss site in Gilbert is the Riparian Preserve at Water Ranch. It is located on the Southeast Corner of Greenfield and Guadalupe. This is a place you can spend all day. First off, it is "connected" to the Southeast Regional Public Library. If you can get past the library you'll have a great time at the preserve.

There is bird watching and fishing. You can engage in several activities such as digging for dinosaur bones. There are several creative play areas that test your balance and your imagination. Don't miss the picnic ramadas. Did someone say Observatory? Yes, there is one. Boy Scouts can camp there and work on their badges. The plant and animal study can take on a life of it's own. This is one place you have to see and experience on a regular basis.

An Alternative to High Gas Prices

If you have to travel into Downtown Phoenix for work and don't want to drive, you might consider a Park and Ride. According to the East Valley Tribune, bus ridership is up. Some may note the obvious disadvantage that you are "stuck" once you arrive.

However, the advantages are obvious also. With gas prices where they are that is the most obvious. Also less wear and tear on your vehicle. Another huge advantage is less stress during rush hour commutes. You just ride and someone else drives. You can read, do some work or just listen to your ipod.

My father-in-law rode the train into New York City for many years. He said it took about 15 minutes longer than driving but he loved the stress -free commute. He also said that he could get so much reading done.

Val Vista Lakes, Oasis

Val Vista Lakes is one of the most complete master planned communities in Gilbert. It is truly "master planned" with residential, retail and education within the subdivision. There are gated and non-gated communities. If you want a home on the lake, you can find one. Val Vista Lakes is literally close to almost anything you would need. It has a great community center with meeting rooms and recreation rooms. It has a championship tennis facility with eight courts. If you like taking the kids swimming, you'll love the great pool complete with sandy beach. Want to have a party by the pool overlooking the lake? Done! You'll notice how pedestrian and bike friendly it is. Fishing is allowed in the lake. Boating is allowed on the lake, but I believe it is Pontoon only.

Your HOA dues cover the weight room and cardio facilities. No need to join a gym, the gym is part of the community. During the Christmas holidays, the lights at the beautiful waterfall are a destination point for many families. The waterfall is an area that gets photographed what seems like hourly. Things to Consider When Purchasing a Home With an HOA

In addition to the usual dues and fees, there are some other issues that a buyer should consider when buying a home in an HOA:

The restrictions contained in the CC & R’s (Covenants Conditions and Restrictions): these restrictions may affect parking, pets, children, the ability to rent the property and a variety of other issues that are importance homeowners.

Architectural Restrictions: these restrictions may prohibit certain alterations and improvements. You'll have to get board approval and for any improvements, you need to check with the city to see if a permit is needed.

HOA Rules and Regulations: they govern the use of common areas as well as certain aspects of the home.

Financial health of the HOA: there must be enough reserves to pay for the repairs and maintenance of the common areas. This is becoming an issue has home foreclosures goes up.

CC & R’s violations: any violations must be addressed prior to close of escrow so that the new buyers are not liable.

Rental restrictions: some HOA’s restrict rentals or require approval of the tenants.

Management companies: some HOAs are managed by management companies and some are not. HOA management companies are unregulated and their level of service and related fees vary.

New home/developer control: issues regarding when control will be relinquished to the homeowner should be addressed, if applicable.

Restricting resale for a certain time after close of escrow: anti-speculation clauses are of particular importance to an investor or a buyer who intends to won a home for a short period of time.

Lawsuits between the HOA and developer/builder: these lawsuits may be lengthy and expensive.

Many of these issues can cause the HOA dues to increase.

Gas Prices

I was driving around today and thought that I was going to die when I saw that gas was $4.05 per gallon. Just the other day it was $3.999 per gallon. Well, $4.05 is looking good now. Quick trip had their gas at $4.15 per gallon for regular unleaded. I noticed these prices within afew minutes and a few miles. I checked mapquest for their price finder and saw that the lowest price in Gilbert was $3.96 and the highest was $4.16. I hope it ends soon.

Hidden Treasures?

You always here the saying, "Don't judge a book by it's cover." That is true in real estate also. You pull up to house and it doesn't look so great on the outside, but you decide to go in anyway since you are there. You go inside and wow, it's just what you were looking for. The opposite is true also.

Sometimes you will see things that you didn't know were there after weeks, months or years. That just happened to me. I knew we had a Purple Plum tree, but didn't think of it as a "fruit" tree because I never saw fruit. Until recently, it never thought of it as a fruit tree. Now it does.

A few days later I discovered in our backyard that a certain "bush" is in fact a lime..... tree? It looks like a bush but there are limes on it. I never thought about it as fruit bearing.

I'm pleasantly surprised by both; more with the limes. Maybe you have some hidden treasures that you haven't noticed. Look around, you might find something interesting.

Don't Miss Agritopia in Gilbert AZ

Agritopia is definitely different. Why is it different? The homes have front porches which to me gives it a 1950's farmhouse feel. Very unique compared to all the "subdivision" homes that are in Gilbert. The idea was to have a true neighborhood where people know each other and interacted and didn't just close the garage door and go inside.

Since Agritopia was built on the Johnston's family farm, there is certain homage that is being paid to the farming lifestyle. The crops on the remaining farmland is used to supply Joe's Farm Grill with fresh produce used daily in it's food. There is also the Coffee Shop next to the Farm Grill. Both are within walking distance from Agritopia.

Agritopia has several parks and a community pool. This year some of the residents even put on a Triathlon. Swimming, biking and running throughout the community sounds like fun to me. The trees lining Craftsman Lane and will look more and more beautiful as they grow. Don't miss the walking path connecting the community center to The Coffee Shop and Joe's Farm Grill.

I Have No Regrets

I always pride myself on doing what is right. When working with people attempting to buy a home, my main goal is to educate them on the process. However, just as important is making the buyers feel comfortable with everything that goes into the process.

Some time back, I was working with a gentleman and we found a house that he was very interested in. He told me as we were leaving that he thought he wanted to make an offer. I was really excited because we had been going out the past three Sunday's looking. As I always do, I said to him that we needed to drive around the neighborhood a little more an get a better feel. We did, and he did not like the two adjacent trailer parks. He was concerned about potential problems for his son living so close to them. His concerns, not mine as I only endeavored for him to see the surrounding area.

He had the usual concerns and apprehensions. "I want to think things over", "Let me see what happens" etc. So we didn't look for a few weeks. And it happened; he then called me and said that he was just looking at model homes one day and saw one he liked and decided to buy it. Of course, since I did not take him on the first visit, I could not represent him and therefore collect professional fees. I was out a fair chunk of change with all the gas and food while we were house hunting. Not to mention all the time put in for research, scheduling, etc.

He really appreciated me showing him all those homes. It was so nice of me.

What would have happened if we had moved forward and he didn't like the area and after a few weeks or months he felt like he made a huge mistake and was angry with me? I would have felt horrible. I want people to feel comfortable with their purchase and be excited, not remorseful.

So I don't regret driving around to get a better look. And I'm glad we didn't write an offer right there even though I didn't get paid.

Price it Right From the Start

If you are thinking about selling your home, you'll most likely talk to several agents. They will all do a market analysis, explain their marketing plan and give their opinion on selling price. They will all be different. The one who gives you the highest price will most likely sound the best to you. Should you go with that agent? In this market, generally speaking, you want to price your home slightly below comparables.

So what is "chasing the market?" It is simply where you price your home slightly above market value. After 30 to 45 days on the market you lower the price. By this time home prices have fallen and you're still priced too high. You lower your price a few more times, but each time you are still above what the market is saying that your home is worth. Finally, you get serious and price it correctly and you get an offer.

The negative to this is that had you priced it correctly from the start, you would have netted more money. Another advantage of pricing correctly from the start is that you will most likely have more initial activity and the potential for multiple offers which could net you even more than if you had a single offer. Flag Flying Schedule

As I drove through our 15 home subdivision, I noticed that we were the only home that was flying Old Glory. Over the last few years, we have tried hard to make sure our flag is out on flag flying days. It is not up to me to judge why so many people do not fly their flag. I'm guessing most people don't know which days to fly the flag and just simply are not in the habit. Below is a recommended schedule from USFlag.org. There is much info about the flag's history and state flag information.

Memorial Day 2008

What does Memorial Day mean to you? I know it means more to some than to others. To some it is just a day off from work. To others, they have been affected directly or indirectly and it means something personal.

It means a great deal to me now. I admit it didn't always. In the post 9-11 world that America is in, I think more about the little things. I think more about our freedom and the rights we have because of those who have served our country in peacetime and in war time. Past and present. Not just the soldiers, but we must not forget many other "arms of freedom." The FBI, CIA, police, fire and rescue and the EMT's who are first responders and all who are ready at a moments notice.

I have relatives who have served in WWII, Vietnam and peace keeping. I am more directly affected now because of three 1st cousins. One has just been honorably discharged from the Marine Corp (Two tours in Afghanistan). Two are still active, one a scout in the Army (three tours in Iraq), the other is a Texas State Trooper. Andy Joe, Cory, and Pryor I am very proud of you. Thanks to you and to everyone who serves our country.

You've Got To Love Desert Weather

It does rain in the desert and when it does, it is a thing of beauty. How refreshing to go from 108 degrees in late May to beautiful clouds and thunderstorms. It does rain in the desert, it does get cold in the desert and you will be in awe of the desert.

The average rainfall in the Phoenix area is 7 to 8 inches. I think our house got 1 to 2 inches in the last two days. I've heard people over the years say that they love the four seasons and watching the leaves change colors. We have changing seasons here; hot season and the other season. The "other season" is what draws so many people here. Seventy degree weather in the winter time. You can't beat it.

Great Gilbert AZ Home Just Listed

With all the bank owned and short sale homes on the market it is refreshing to find a great 3 bedroom 2 bath 2 car garage home in Gilbert AZ. I mention Gilbert because it is my specialty and Gilbert continues to be a sought after destination. Gilbert was mega hot three years ago so there are tons of neglected and not so desirable properties on the market.

I just listed a great home in Mirador Estates at the corner of Warner and Lindsay. The home is located at 746 S. Colonial St. There are plenty of photos of the inside and outside to see. This owner may have spoiled me for some time. His home is always clean and well kept and the backyard is one of it's strong features. One workout per week does work

I'm playing in a rec basketball league and we play once per week. After week three, I noticed that I was not hurting as much and feeling more in shape. By week five, I was feeling really good.

If you are thinking about getting in better shape but don't have the time or desire to workout five times per week, it's ok. Once or twice per week should be just fine if done consistently.

The question now is: What am I going to do when the season is over?

What are the Buyers Looking For?

If you are thinking about selling your home in Gilbert, pricing it right is one of the major factors in getting it sold quickly. But, you also need to know what the buyers are looking for. The chart below shows that in Gilbert, percentage wise, the majority of buyers are looking for homes under $200,000. Twenty eight percent are looking in this price range. The next highest price range is between $200,000 and $300,000 where we see 18% looking. If you look at sheer numbers, 174 real buyers are looking between $200,000 and $300,000. What does this have to do with pricing a home for sale? Look at it like this, let's say that you want to ask $305,000 but with 123 more buyers in the $200,000 to $300,000 price range than the $300,000 to $400,000 price range, you decide it is best to ask less than $300,000. This way you hope to maximize your position with correct pricing and more buyers looking in that range.

(Each number in the pending listing column represents a real buyer. Look at the number of real buyers in each price range.)

Sold in Four Days

The other day I saw a sign rider on a for sale sign that said "sold in 4 days." The agent wanted to show that they are great and can get the job done quickly.

The home owner has as much to do with the quick sale as the agent does. The home owner must take the agent's advice and price it right and have it looking great. One often overlooked aspect is the showing availability. If the agent has to make an appointment 48 hours or even 24 hours out, they may not show the home. If the homeowner has to be there at this time, but not that time and only after this time, the agent may not show the property.
